DID YOU KNOW: Ohio Revised Code Section 1923.04 provides that a party desiring to commence a residential eviction action shall notify the adverse party to leave the premises at issue three or more days before beginning the action, by certified mail, return receipt requested, or by handing a written copy of the notice to the defendant in person, or by leaving it at his usual place of abode or at the premises from which the defendant is sought to be evicted. Care must be taken in counting the three days, as some courts do not allow counting weekends, holidays, or the date the notice was served. Every notice under this section shall contain certain specified language, which, if omitted, could also result in the eviction being thrown out of court.
